Introduction

General Comments

  • Permits: Who needs one?
    Anyone who is installing or repairing a sign on an exterior wall, regardless of zoning district is required to obtain a permit.

  • What is required?
    The Zoning Division requires that a sign permit application be submitted along with owner approval and two sets colored renderings with installation details. Please click the Sign Permit Application to download the permit application.

Window Signs

  • Percentage on window
    Window signs cannot exceed any more than 15% of the total window area for a business.  Nine inches is the maximum letter height for the first letter of a word, with the remainder of the letters being 6 inches. No permit required.

  • Non-illuminated and illuminated setbacks
    Signs may not be attached to a window.  Non-illuminated signs must be 3 feet back from a window and illuminated signs must be 15 feet back from awindow. No permit required.

  • “Open” or “Open 24 Hours” signs
    Each business may have one “open” or “open 24 hours” sign, no larger than 3 square feet.  Bare bulb neon illumination is not allowed.  No permit required.

Wall Signs

  • Unified Code
    The City requires that all wall signs within a platted parcel or unified development be of the same color, illumination and installation as all other signs within the platted parcel or unified development.  The only exception to this is when a sign has received approval as a “Designer Sign”.

  • Height of Signs
    The height of a sign is determined by the width of the right-of-way in which the elevation faces.  In instances in which the sign does not directly face a street, the height is determined off of the street in which the property is addressed.  Signs are also allowed an additional inch in height for every 25 feet that the building is setback from the property line.  i.e. 100 foot setback = 4 additional inches in height.  Separate rules apply to height for Designer Signs.

  • Logos
    One logo is allowed per wall sign. A logo cannot exceed the maximum letter height for the wall sign and can have no more than 2 colors, with white being considered a color unless a designer sign is approved.  See below. 

  • Designer Signs

  • Alleys and Drive aisles
    Elevations that face an internal alley, drive aisle or rear and sides of outparcels are allowed an additional sign that is no more than 12 inches in height and matches the color and installation method for the property.

  • Master Signage
    Large-scale projects and adjoining tenants of at least 12 or more are encouraged to submit a master sign proposal to the City of Coral Springs. A master plan allows more flexibility in signage when an overall design is committed throughout the property. Please contact Community Development for more information at 954-344-1160.

Temporary Signs

  • Real Estate Signs: Developed Land
    Please download our Real Estate Sign Manual or contact the Code Enforcement Office at (954) 344-5964 for more information. One (1) Real Estate sign is allowed per street frontage.  The sign can be no more than 3 square feet in all zoning districts except for the industrial district, which can be 16 square feet.  The sign may have any or all of the following:

    • For sale, rent, lease, zoning, size of property, name of owner, broker or agent, phone number, website, designs or trademarks.
    • Two 6-inch tall riders are allowed per real estate sign.  The riders may have any or all of the following:
      • For rent, for lease, open, by appointment only, waterfront, pool, size, number of bedrooms, zoning, associate's or salesperson's name.

  • Real Estate Signs: Undeveloped Land
    Please contact the Code Enforcement Office at (954) 344-5964 for more information. One (1) Real Estate sign is allowed per street frontage.  The sign can be no more than 16 square feet.  The sign may have any or all of the following:
    • For sale, rent, lease, zoning, size of property, name of owner, broker or agent, phone number, website, designs or trademarks.
    • Two 6-inch tall riders are allowed per real estate sign.  The riders may have any or all of the following:
      • For rent, for lease, open, by appointment only, waterfront, pool, size, number of bedrooms, zoning, associate's or salesperson's name.

  • Does my Property Qualify? 
    Commercial properties with a minimum of 400 feet of lineal street frontage along one major street OR commercial properties with 40,000 square feet of floor area or greater.

  • Size Limitations:
    The maximum height for a multi-tenant monument sign is seven feet with a maximum square footage of 32 square feet.  Applicants may choose from six prototype design for the monument sign or submit for conceptual review under the City's designer sign program.  Click on our Business Sign Manual link  for further information.

  • Landscaping:
    All monument signs are required to have landscaping on all four sides at the base of the sign and shall not be placed in locations that obstruct angles of visibility or address numerals on the sign.

Gas Stations Signs

  • Pump Tops
    Up to 3 prices may be displayed per pump top.  Not to exceed 8 inches in height for dollar number and not to exceed 6 inches in height for cents number.  Text cannot exceed two inches.  Prices may be double faced, there can only be one color for the background and one color for the number and text.  The overall pump topper can be no more than 36 inches tall.

  • Pump Islands
    One sign listing only one gasoline price may be affixed to the side of the pump and be no higher than 7 feet. The overall width of the sign can be no more than 16 inches and the overall size of the sign can be no more than 1 ¾ sq. ft.  The price for dollar number cannot exceed 10 inches and the price for cents number cannot exceed 7.5 inches.  Colors used for this sign, must be similar to the colors for other signs within the station.
