The Building Department provides customer friendly plan review, issues building permits, performs field inspections, and issues certificates of occupancy to ensure conformance of the construction in the City with governing building codes. Through these services, the City maintains high standards of building integrity and preserves neighborhood aesthetics and property values.

Alex Hernandez

Alex Hernandez joined the City of Coral Springs as Chief Building Official in 2015. Prior to joining the City, Alex served 19 years with the City of Fort Lauderdale as an Inspector, Plans Examiner and Assistant Building Official. He has been a state licensed contractor for 33 years. In April 2022, Governor DeSantis appointed Alex to a 4-year term on the FBC Administrators & Inspectors Board.

The Building Safety Inspection Program became effective in Broward County in January 2006.  In 2023, the program requirements changed. The current program requires structural and electrical safety inspections for buildings 25 years old and then every ten years thereafter. Records Search

The flood zones in the City of Coral Springs have recently changed as part of an update to the flood models used by the Federal Emergency Management Agency (FEMA). A study was required to take into consideration a new vertical datum that allows for the consistent comparison of land and water elevations across the nation.  In addition, new technologies have provided for better flood protection across the City.

FLORIDA BUILDING CODE 110.13 & Section 1-8.1 (d)(33) of the City Code

During times designated by the National Weather Service as a Hurricane Watch, all furniture, display racks, material and similar loose objects in exposed outdoor locations shall be securely fastened to rigid construction or stored in buildings.

All materials on top of any structure under construction shall be permanently installed. In the event such installation cannot be timely completed, then the property owner or contractor shall:

  • Band together the construction materials and fasten them to the top of the structure.
  • Remove the construction materials from the top of the structure and fasten down to the ground.
  • Remove the construction materials from the job site; or
  • Store the construction materials inside an enclosed structure.

The Coral Springs Building & Code Compliance Divisions will be monitoring all construction sites.

MC 8-4 of the City Code provides a civil penalty of $500.00 for violations.
