In January 2018, our City Commissioners approved of Ordinance 2017-115, which created a new zoning category for our City. The Downtown Mixed-Use (DT-MU) zoning category is one of the many steps the City of Coral Springs has facilitated in revitalizing the downtown. The DT-MU was adopted with the following goals in mind:

  • Establish an identifiable character and an economic vitality for the Community Redevelopment Area;

  • Recognize redevelopment areas are a community of diversified interests with the goal of economic revitalization;

  • Create a safe efficient traffic circulation system that provides sufficient access between activity areas and the balance of the community; and

  • Recognize the challenges of redevelopment within a built environment and allows for modifications to standards to promote reinvestment within the DT-MU District.

 

Additional information, allowances, uses and restrictions within our DT-MU zoning category can be found in Article XVII of the City's Land Development Code.

 

With the creation of the DT-MU, section 2501062 of the Land Development Code allows for shared parking in the DT-MU district. Parking reductions may be permitted with a shared parking study, depending on the mix of uses and the hours of operation. Please see the map and table below for calculations.
